New Build

Delivering digital solutions to regulatory challenges facing housebuilders and developers as part of a broader Digital Property Logbook offering.

The Regulatory Context

The Government has continued to make the Regulatory landscape more complex for developers and housebuilders.  Alongside new construction standards, rules governing marketing and handover information have increased with the Future Homes Standard and the recent MHCLG Buying & Selling Reforms which now require 'upfront digital sales information' and the creation of Digital Property Logbooks for each sale.  There are now four key regulatory stages around data and information.

Working with Chimni and our Regulatory Solution solves all four stages of regulatory complexity:

How We Work

01.

Consultation & Quote

02.

Sourcing & Preparation of digital material

03.

Logbooks set up by Chimni

04.

Documents & Data uploaded

05.

Handover to buyers on completion

A 'digital asset' that grows over time

As homebuyers move in and enjoy their new home, their Chimni logbook becomes a growing record of the property. Now recognised by conveyancers as a 'digital asset' attached to the home, a Chimni Logbook grows in value over time.

Features of a Chimni Logbook for your Buyers:

Home Dashboard

A unique interface where your buyers can discover and manage all the key property identity and location information for their new home. The dashboard contains links to Local Authority and community sites and gives background information on elected representatives, residents associations and other key local information.

Handover & Project Folders

The Chimni project folder system hosts all the handover documentation in organised folders branded with your company logos and imagery.

The folder system allows new owners to add to the records over time with documentation gathered through the life of the property.

Floor Plans & Contents Mgmt

A buyer can organise their life around a set of interactive floorplans built into the Chimni system.  Our team can work with yours to produce and upload plans from your architects drawings or, if you use BIM, we can ingest floorplan data automatically and have the Chimni system create them.

Home User Guide

Homes increasingly contain complex systems for heating and lighting. The Government's new Future Homes Standard requires developers to hand over a 'digital Home User Guide (HUG).  Chimni's HUG is the perfect solution for handing over details and key info is a smart digital form. The Chimni Smart Devices dashboard brings all these systems together into a single dashboard and will link to other features like the document store and property calendar.

FAQs

  • Isn't Chimni just more software?

No.  If you specify a Chimni Logbook to be part of the homes you are building, you are giving buyers a tool to manage their home's increasingly complex digital life.

  • We already use a CRM or handover portal?

That is great! Chimni is designed to integrate with most construction CRM and conveyancer software. Our logbooks can build off them to deliver extra value.  We can draw documents down automatically or work with your team to upload them into Chimni.

  • We aren't 'digital' enough to be able to use this?

The Chimni team can help your team digitise documents and prepare any information for upload into Chimni.  Speak to one of the Chimni team to run through the process.

  • What happens to the logbook in the future?

A Chimni logbook is intended to pass on with the property to each new owner. If your buyers decide to sell in the future, the logbook is designed to become part of any 'sales pack' and can integrate with conveyancing systems.
